When in the market for a new home, it is important to ask a few things about the roof to determine if the property is the right fit for you. Here is a list of questions you should consider asking the seller before signing on the dotted line.
1. Is the Roof Warranty Transferable?
Even when you are buying a home with a newly replaced roof, you really cannot take anything for granted. A new roof can experience problems ranging from material defects to subpar workmanship. And if damage does occur, the last thing you want to hear is that the roof warranty stopped at the home sale. Not all warranties can be transferred from homeowner to homeowner, so make sure to ask about the roofing warranty during a meeting with the seller.
2. How Old Is the Roof?
While a 40-year-old roof may seem ancient, it could still have decades left if it is made with metal, slate, concrete tiles or clay tiles, and is maintained fairly well. If the roof is covered with asphalt shingles and already nearing its twentieth year, a replacement is likely needed soon. Buying a new home comes with a lot of expenses, and you do not want to add the cost of a new roofing system to it.
3. How Were Repairs Made?
If the home has an older roof or has obvious repairs, let a roofing contractor inspect it. Things like several layers of shingles, mismatched roofing materials and other poor-quality repairs can cost you a lot of money down the road.
4. Who Installed the Roof?
Lastly, ask the seller who installed the roof. From there, you can check the roofer’s experience and reputation in the community. If the roofer has poor reviews and references, it may be better to hire a qualified roofer to do an inspection before making a decision.
